1. Acceptance of Terms

By making a reservation at Aelia Suites, visiting our website, or communicating with us, you agree to these Terms of Service. Aelia Suites is located at Akrotiri Village, Santorini 847 00, Greece. If you do not agree to these terms, please do not make a reservation.

2. Reservations & Confirmation

• A reservation is confirmed only upon receipt of the required deposit and written confirmation from Aelia Suites.
• We reserve the right to decline any reservation at our discretion.
• Rates are quoted in Euros (€) per suite per night and include VAT.
• A 30% deposit is required to secure your booking. The remaining balance is due upon arrival.
• Reservations made through third-party platforms (Airbnb, Booking.com) are subject to the terms of those platforms.

3. Check-in & Check-out

• Check-in: From 15:00 (3:00 PM). Early check-in is subject to availability.
• Check-out: By 11:00 (11:00 AM). Late check-out is subject to availability and may incur an additional charge.
• A valid passport or ID is required for all guests upon check-in (required by Greek law).
• Guests must be at least 18 years of age to make a reservation.

4. Payment

• We accept Visa, Mastercard, American Express, bank transfer, PayPal, and cash.
• All payments are processed securely. We do not store your payment card details.
• Prices are subject to change without notice; confirmed bookings are protected from rate changes.
• A tourist tax (city/accommodation tax) as set by Greek authorities may be charged separately upon arrival.

5. Guest Conduct

• Guests are expected to treat the property and other guests with respect.
• Quiet hours are from 23:00 to 08:00.
• Smoking is strictly prohibited inside all suites. Designated smoking areas are available outside.
• Pets are not permitted on the property.
• The maximum occupancy of each suite must not be exceeded.
• We reserve the right to ask guests to vacate the premises immediately if these rules are violated, without refund.

6. Damage & Liability

• Guests are responsible for any damage caused to the property during their stay.
• A pre-authorization or security deposit may be required upon check-in.
• Aelia Suites is not liable for theft, loss, or damage to guests' personal property.
• We recommend guests obtain travel insurance covering accommodation cancellations, medical emergencies, and personal property.

7. Amenities & Services

• Amenities listed on our website are provided in good faith and are subject to availability.
• We reserve the right to substitute comparable amenities if circumstances require.
• Complimentary services (welcome drink, breakfast delivery, etc.) are provided at our discretion and are subject to availability.

8. Force Majeure

We are not liable for any failure to perform our obligations due to circumstances beyond our reasonable control, including natural disasters, strikes, government restrictions, pandemics, or other force majeure events. In such cases, we will work with guests to reschedule or provide credit where possible.

9. Governing Law

These terms are governed by Greek law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Syros (the regional court of jurisdiction for the Cyclades Islands), Greece.
